Active oil and gas site under full-scale development
Turnkey Site Development

One Contractor. Every Phase. Start to Finish.

WYO Services handles complete site development — mobilization through final inspection — so you manage one contractor instead of six.

Overview

Full-Scope Development Under One Contract

Heavy equipment working on an oilfield site development project

Coordinating multiple contractors across a single site slows projects down. Scheduling conflicts, finger-pointing between crews, and gaps in accountability add cost and drag out timelines.

WYO Services eliminates that problem. We handle pad construction, access roads, fencing, containment, and reclamation — all under one scope of work. One point of contact, one schedule, one crew that knows the site from day one through closeout. We've been building sites across the Powder River Basin since 2012, and our equipment and crews are based right here in Gillette and Douglas.

Our Process

How a Turnkey Project Moves Forward

  1. Project Scoping

We review plans, walk the site, and define the full scope — pad dimensions, road alignments, fencing requirements, and reclamation expectations — before any dirt moves.

  2. Mobilization

Equipment and crew deploy to the site. We sequence the work to avoid bottlenecks and keep every phase feeding into the next.

  3. Pad Construction

Topsoil is stripped and stockpiled. The pad is cut to grade, compacted, and shaped to drain properly for the planned surface infrastructure.

  4. Infrastructure

Access roads, drainage, culverts, and any support structures are built alongside or immediately after pad work while equipment is already on site.

  5. Fencing & Containment

Perimeter fencing, cattle guards, and containment berms are installed to meet operator and regulatory requirements.

  6. Reclamation

Disturbed areas outside the active footprint are re-contoured, topsoiled, and seeded with approved native seed mixes.

  7. Final Inspection

We walk the completed site with your team to confirm every scope item meets spec before demobilization.

FAQ

Common Questions About Turnkey Development

What does "turnkey" actually mean?

It means one contractor handles every phase of site development — from initial earthwork through final inspection. You sign one contract, manage one schedule, and deal with one point of contact instead of coordinating multiple subcontractors across different scopes.

How are turnkey contracts structured?

That depends on the project. We work with lump-sum, unit-price, and time-and-materials structures depending on scope complexity and operator preference. We'll walk through the options during project scoping and recommend the approach that fits.

How does scheduling work for multi-phase projects?

We build an internal schedule that sequences each phase to minimize downtime between them. Because our crews handle every scope, there's no waiting on a separate contractor to show up for the next phase. If weather or conditions shift, we adjust the sequence on site — not over email with three different companies.

Where does WYO Services operate?

We're based in Gillette and Douglas, Wyoming, and serve the Powder River Basin — primarily Campbell, Converse, Johnson, Sheridan, Crook, and Weston counties. Contact us if your project falls outside that area and we'll discuss availability.
